IHP Capital Partners Acquires 1,458 Acres in Brazoria County, Texas for New Master-Planned Residential Community
Residential real estate firm and Texas-based developer partner on third project to deliver 3,400+ finished lots in South Houston over multiple phases
BRAZORIA COUNTY, Texas (September 29, 2026) – IHP Capital Partners (“IHP”), a leading national residential real estate investment firm, has entered into an agreement to acquire 1,458 acres in Brazoria County, Texas, for the development of Peachtree, a new large-scale master-planned residential community located near the cities of Alvin and Liverpool. The first phase of the multi-phase transaction has closed, encompassing 206 acres and the development of 535 single-family finished lots, in addition to a community recreation area featuring a lazy river pool and a large outdoor shade pavilion. The full transaction is structured across multiple phases, with closings scheduled approximately every 18 months.
At full buildout, IHP and development partner, Texas-based Scarborough Lane Development, will deliver approximately 3,400 finished residential lots. Peachtree also is planned to feature integrated amenities including retail use, land allocated for the potential use of two future elementary schools, and abundant parks, open space, and tree preservation areas that will contribute to the community’s natural character and appeal.

Peachtree is designed to meet the needs of first- and second-time homebuyers seeking attainable, lifestyle-oriented housing along the growing South Houston corridor. The lots will primarily feature 40-, 50-, and 60-foot widths. Site work has commenced and the initial 535 lots are expected to be delivered in Q2 2027.

Peachtree is located five miles east of the Highway 288 corridor and 28 miles south of downtown Houston, placing it within one of the Houston MSA’s most desirable new home submarkets. In 2020, the widening of Highway 288 and the addition of toll lanes between downtown and Beltway 8 were completed, effectively reducing commute times to major employment centers, including the Texas Medical Center and downtown Houston.
Peachtree lies within the well-regarded Alvin Independent School District, which serves the surrounding communities of Iowa Colony, Manvel, and Alvin, making it an attractive option for families seeking access to quality education.
Scarborough Lane Development, which sourced the transaction and is managing horizontal development, brings extensive experience in Texas land planning, entitlements, infrastructure delivery, and the use of Municipal Utility Districts to support large-scale residential development.
