Reneé McDonnell shares key takeaways from 2025 ULI Spring Meeting

What did IHP Capital Partners’ Renee McDonnell take away from attending the 2025 ULI Spring Meeting in Denver? After an insightful week meeting with leaders in real estate, finance and development, she shares the following:
▪ Affordability remains front and center. High interest rates continue to challenge buyers. Since 2020, the average monthly mortgage payment has surged by 85%, while incomes have only risen by 23% – a dynamic that’s reshaping homeownership pathways nationwide.
▪ Economic uncertainty is real. Conversations consistently underscored how broader market volatility is impacting not just housing, but the entire development ecosystem.
▪ The power of place matters more than ever. Demand for thoughtfully planned master-planned communities is rising, as people seek neighborhoods that offer connection, engagement, and access to resources. These are factors that drive both quality of life and long-term value.

The IHP team always appreciates the opportunity to engage and continue shaping the future of housing with fellow ULI members at the annual Spring and Fall Meetings. We hope to see you at the next event in San Francisco!
