IHP Capital Partners and The Grupe Company Acquire 2.5 Acres for New Townhome Community in San Ramon, Calif.
Aria will offer 57 modern for-sale townhomes with panoramic Mt. Diablo views, bringing housing to desirable, supply-constrained East Bay market
SAN RAMON, Calif. – September 18, 2025 – IHP Capital Partners, (“IHP”), one of the nation’s leading real estate investment firms, and its joint venture partner, The Grupe Company, a vertically integrated real estate development firm, today announced the acquisition of a 2.5-acre infill parcel in San Ramon for the development of Aria, a vibrant new neighborhood of 57 for-sale townhomes thoughtfully designed for modern living.

Aria marks IHP’s first new partnership with The Grupe Company in several years, building on a relationship that spans more than three decades and includes the entitlement and development of over 5,700 lots and 1,100 homes. This project also represents IHP’s first collaboration with builder Homes Built for America (HBFA).
Located on Deerwood Road, Aria will offer a collection of three- and four-story townhomes ranging from approximately 1,500 to 2,000 square feet. The community will comprise 48 market-rate residences and nine affordable homes. The project’s site plan and design are led by R 3 Studios, with homes reflecting a modern craftsman architectural style and high-quality interior finishes.
Elevated within San Ramon’s rolling hills, Aria will offer sweeping views of Mt. Diablo. Its prime location provides residents with convenient access to top-rated schools as well as major transportation corridors, including I-680 and I-580, connecting to leading employment hubs and entertainment destinations across the Bay Area.
The site was purchased in an unimproved condition from The True Life Companies. With entitlements secured, land development is underway with vertical construction scheduled to begin at the end of Q4 2025. Home sales are expected to launch in Q1 2026, and community completion is anticipated by Q2 2027. Pricing is to be announced at a later date.
