IHP Capital Partners and California West Communities Acquire 7.0-Acre Infill Site in Oceanside, Calif. for New Residential Development

Leading residential real estate firms break ground on one of the last remaining developable sites in supply-constrained coastal city; bringing 26 new single-family homes to north San Diego County

OCEANSIDE, Calif. – August 2, 2022 – IHP Capital Partners, a leading real estate investment firm celebrating its thirtieth year in 2022, and California West Communities, a San Diego-based residential land developer and homebuilding company, announce their joint venture (JV) partnership in the acquisition of a 7.0-acre infill land parcel in Oceanside for the development of 26 Tides, a new residential community consisting of 26 two-and three-story single-family detached homes. At project completion, 26 Tides will offer homebuyers a selection of modern new residences built into a hidden hillside that is easily accessible to transportation, regional employment centers and North San Diego County’s scenic beaches.

26 Tides is fully entitled with grading and sitework currently underway. Vertical construction of the homes is anticipated to begin in early Q1 2023, and homes sales are anticipated to open in Q2 2023. Home pricing will be released at a later date.

“Oceanside is attracting an increasing number of homebuyers drawn to the city’s coastal lifestyle, relative affordability and central location between San Diego and Orange counties,” said Jeff Enes, senior vice president at IHP Capital Partners. “26 Tides will be a unique hillside neighborhood with a private feel, built around a cul-de-sac within the established Fire Mountain neighborhood. The project is an opportunity for IHP to partner again with California West, an experienced local homebuilder with a highly skilled team, to deliver contemporary single-family homes in a desirable submarket that has limited new home supply.”

Designed to appeal to first- and second-time homebuyers, 26 Tides will include a mix of homes among five floorplans ranging in size from 1,675 square feet to 2,290 square feet. Layouts will include three to four bedrooms, two and a half to three bathrooms, attached two-car garages, and either a side or rear yard. 11 of the homes will offer a third story, which is generally designed as a “pop-up” bonus area to maximize views for the northern facing lots. One of the three-story homes will feature an accessory dwelling unit (ADU) above the garage. The community will also provide two affordable units that will be rented to those who qualify as low income.

26 Tides is approximately 1.3 miles east of the Pacific Ocean and one-half mile east of the I-5 freeway. The community’s location offers a 15 to 30-minute commute time to major employers in Carlsbad and nearby regional job centers, and a 45-minute commute time to Downtown San Diego. Marine Corps Base Camp Pendleton and South Orange County are also within close proximity.

Oceanside’s Fire Mountain neighborhood, positioned northeast of the I-5 and 78 freeways, consists of an eclectic mix of existing single-family homes on large lots. 26 Tides is surrounded by existing homes, open space and a commercial office center to the north.

The property is accessible via Grandview Street, south of Crouch Street. Its quick access to Oceanside Boulevard provides a near direct link to multiple shopping and dining options and North County Transit District’s (NCTD) east-west SPRINTER hybrid rail at the Crouch Street station.

26 Tides is IHP and California West’s fourteenth residential project together, one of which is Eclipse, a three-story townhome community of 113 residences in Escondido, Calif., currently under construction and open for sale.
